Maintenance Manager (Residential)

Job Overview: The Residential Maintenance Manager is responsible for overseeing the maintenance operations of a portfolio of properties.

This role involves managing a team of maintenance technicians, ensuring all building systems and amenities are in optimal working condition, and addressing maintenance requests promptly. This position will work closely with external trades and cross collaborate with internal stakeholders to delivery new residential developments. The ideal candidate will have a strong background in maintenance, property management and technical expertise in building systems, and excellent leadership skills.

Key Responsibilities: Coordinate and manage all maintenance activities, including HVAC, plumbing, electrical, and general building repairs. Conduct regular property inspections to identify and address maintenance needs. Ensure compliance with safety regulations and building codes.

Manage and oversee vendor relationships for outsourced maintenance services. Supervise and provide leadership to a team of maintenance technicians, including hiring, training, scheduling, and performance management. Develop and implement training programs for the maintenance team to enhance their skills and knowledge.

Prepare and manage the maintenance budget, ensuring cost-effective operations. Monitor and control expenses related to maintenance activities, including supplies, equipment, and labor costs. Develop and implement a preventative maintenance program to reduce unexpected breakdowns and extend the lifespan of building systems.

Schedule and perform routine inspections and maintenance tasks. Be on-call for emergency maintenance situations, providing timely and effective solutions to minimize disruption to residents. Coordinate with emergency services and vendors as needed.

Qualifications: Minimum of 3 years of experience in residential property maintenance. Strong knowledge of building systems, including HVAC, plumbing, electrical, and general repairs. Technical certification in maintenance-related fields preferred.

Additional training or certification in property management or facilities management is a plus.
