Altus Group are seeking Commercial Real Estate Property Tax Director to become a key member on one of the largest and most widely recognized property tax teams in the country. Reporting into the Vice President, as a Director in our property tax consulting group you will manage a team of assessment professionals in delivery best in class assessment advisory and appeal services, delivering unmatched results to our clients.
Market Intelligence – Contribute to the region’s ongoing market data research and industry knowledge. Take information learned from research, clients and market events to identify 5 or more potential opportunities annually to be pursued directly or in collaboration with senior staff. Uses market intelligence to find ways to expand revenues with existing clients.
Client Management – Manages mid-sized & moderately complex clients. Ensure client engagements are fully executed and up to date. Develop an understanding of clients’ issues and position as it relates to their property and translates these key messages to the internal team. Oversee the Work in Progress (WIP) throughout the appeal process.
Valuation & Assessment Analysis – Independently review valuation opinion and determines the merit of an appeal during the preliminary review. Conduct research on property under review, based on internal market research databases and external to apply all approaches to valuation of property as test to assess valuation. Conducts analysis of equity in relation to comparable assessments with consideration to and understanding of governing legislation. Generates various financial models & analysis using established procedures/templates to be used in valuation process. Final signoff of all reports going to clients or expert reports.
Appeal Procedures – Project manage the appeal process from start to finish for complex properties and/or client portfolios. Responsible for managing all municipal deadlines for appeal process for assigned properties/portfolios. Ensures appeals and evidence submissions are submitted on time. Prepare and reviews all evidence submissions and actual documentation for accuracy and completeness before filing
Appeal Conduct – Apply technical skills and industry specific knowledge to provide a full range of property assessment and tax consulting services to new and existing clients. Prepare formal legal documents (i.e. Statement of Issue). Prepare written argument and evidence for appeal. Contribute to composing assessment appeal reports. Conduct negotiations with assessors prior to hearings for smaller, less complex properties. Attend hearings, appeals board and assessment tribunals as an expert witness on behalf of clients
People Management – Manage daily activities of the staff. Ultimate accountability for hiring and termination decisions, escalated performance management and employee relations issues and comp decisions.
Bachelor’s degree in Real Estate, Law, Business or Economics preferred
Minimum 7 years of relevant experience required
Required Property Tax Sector Knowledge – Technical expertise in valuations, appeals process & applicable legislation. Understanding legislated timelines
Valid driver’s license with a clean drivers’ abstract
